Please print or download the application for buyer or tenant and return the completed forms to North Leisure Gardens along with a $150 check for the application fee, if unmarried an application fee of $150.00 per buyer or tenant.  A RentSpree complete background check must be submitted with owner/tenant application form, application fee, complete background check, copy of tenant drivers license, copy of car registration and insurance card. All documents must be complete and submitted as one package,  allow 30 days for approval, owners must own for 1 year to rent unit and current with all Condo association fees. NLG is a SMOKE FREE  & NO PET PROPERTY, 1 PARKING SPACE PER UNIT, NO OVERNIGHT GUEST PARKING.

Effective January 1, 2024 the monthly maintenance fees will be one bedroom $450.00, two bedroom $592.00, two bedroom corner unit $597.00, due the first of each month and considered late if it is not received by the 10th of that month.  The quarterly maintenance includes building and property maintenance, insurance, building cleaning, trash removal, exterior pest control, landscaping services and beach access.   A few units may have a recreation monthly fee as well, please check with the owner.


Estoppel Requests

Owners who are selling their units may have their attorney or title company request an estoppel from the NLG office. 
North Leisure Gardens Association Inc., has created their own Estoppel Form. Instructions for obtaining a completed estoppel are as follows:


Estoppel Fees:

An additional $179.00 charge applies if Seller/Owner is delinquent in any amounts due Association, and that account has been turned over to our legal counsel. Legal counsel can add additional fees to the seller.

Please return completed applications along with the $150 application fee not partial information, if unmarried a $150 application fee per tenant over 18.  Include a copy of the buyer's/tenant's drivers license and a copy of the sales or rental agreement. We need a hard copy submitted to the office not a digital version.  Allow 30 days, not counting holidays for approval. Please be sure that your client reads the Rules and Regulations documents prior to their interview. Thank you.

REMINDER:

Unit owners are reminded that the sale or transfer or rental of your unit requires the purchaser or receiver be pre-approved prior to closing.  Also, if you intend to rent your unit, the tenants must also be pre-approved prior to taking up residence. At Minimum rental period is 3 months, and no longer than 10 months. 

Unit owners must notify the Association and receive approval of the Board of Directors prior to the work being started for any changes within the condo regarding electrical, plumbing, windows, doors and flooring, including the installation of any new air conditioning and or A/C vents or water heater.  Washers and dryers are NOT permitted in individual condo units. Laundry facility is available on the second floor of building. No additional holes in the concrete slab or exterior walls are allowed. Complete the RENOVATION APPROVAL PACKET AND SUBMIT TO THE OFFICE.  You must receive written approval BEFORE the work is started. 

RENTALS 

Please find the NLG Rules & Regulations, NLG tenant application requirements and Lauderdale By the Sea owner registration for rentals in LBTS. You must comply with the attached documents for approval of any tenant(s) at NLG.  Non-compliance or move in before the approval process will lead to tenant eviction, and or a fine of $100.00 per day to the owner.(Owners please share with your realtor)


A few weeks ago NLG received a warning notice of possible fine  from LBTS code enforcement regarding unit rentals at NLG that have not registered with LBTS to rent their unit.  If you have not yet completed that requirement with LBTS it is suggested if you plan to have a tenant you comply. (attached below) NLG will notify LBTS of units out of compliance as there is a fine associated with non compliance that NLG will not be responsible for, and passed to the unit owner.

Guest Registration

Per North Leisure Gardens Bylaws and Rules & Regulations all owner overnight guests must register with the office. Overnight guest must have approval to park in guest spaces overnight.
